How much does a new roof cost?

If you're considering replacing your old roof with a new one, you're likely wondering about the cost. To make things easier, we'll use shingles as an example because they're the most commonly requested roofing style by homeowners, making it a perfect base for our cost estimating. While there are many roofing product manufacturers, shingle types, styles, colors, and warranties, we will be using the most popular choice among homeowners as our base for all cost average estimating. The Limited Lifetime 50-year Fibreglass Laminate Shingle is our standard (pro-rated warranty). This shingle type is a 2-ply shingle having the designed 2nd layer laminated onto the first layer, and fiberglass refers to the shingle mat that the asphalt and protective colored stone coating are adhered to. Other roofing styles like slate, cedar, and custom roofing have different pricing structures. While all manufacturers offer standard 50-year shingles, they also have better and best varieties with unique designs and warranties. Keep in mind that warranties are often just clever marketing and these shingles typically last around 22-25 years. 

When you opt for a standard roof replacement, our team will take care of everything from start to finish. This includes the removal, disposal, and replacement of your existing shingles, as well as the installation of ice shield, valleys, roof vents, exhaust vents, stack flashings, and general caulking. We'll also make sure to clean up thoroughly daily until the job is done.

Please note that underlay protection, flashings, plywood, height premium, access premium, and skylight replacement are not included in our standard roof replacement package.
